What is Hope Lake Lodge?

Hope Lake Lodge is a truly unique first class luxury family resort featuring a four star hotel, the Finger Lakes' first Indoor Waterpark, and an international Spa. The Lodge is a condo hotel with rooms available for purchase as wholly owned units or partially owned units (in quarter-share increments). Units not currently occupied by the owners are rented to the public as hotel rooms.

 

What is quarter-ownership?

When you purchase at Hope Lake Lodge at Greek Peak, you own a fee simple deeded condominium for usage of every fourth week, totaling 13 weeks per year. Each year your ownership weeks will rotate forward by one week providing access to all 52 weeks in a four year period.

 

Can I own a whole Condominium at Hope Lake Lodge?

Yes, units in Hope Lake Lodge can be owned as quarter, half, or as a wholly owned condominium.

 

Will I receive the same 13 weeks each year?

Weeks are on a pre-determined schedule on a rotating basis. For example, the first year you may have the first week of each month. The second year, the second week, etc. In a four year period each owner receives every week of the year, so that no single interval quarter would have an advantage over the others.

 

Is this a timeshare?

The concept of quarter-ownership uses the best aspects of timeshare vacation exchange, ease of ownership and flexibility, and combines them with the best aspects of traditional second home ownership such as tax benefits, legally-deeded property and the certainty of how you will spend vacation time for the coming years.

 

Why do I need 13 weeks when I only vacation 2 weeks a year?

Although most people do not have 13 weeks of vacation time during the year, owners benefit from each week in one of four different ways:

  • When you are unable to use your condominium during your week; you can choose to participate in the optional rental program
  • Use your Hope Lake Lodge Condominium for your family or friends and relatives
  • Participate in the optional Space Available Program

What if I want to stay at Hope Lake Lodge but it's not my ownership week?

Space Available is one of the best aspects of the quarter-ownership program. As an owner you are able to stay in a comparable unit when the hotel is projected to be less than 90 percent occupied for a nominal housekeeping fee. This is in addition to the 13 weeks that you already own! Space available reservations may be made 72 hours or less in advance and are limited to your immediate family.

 

What happens if one of the other owners or guests damage my unit?

No problem. Because there is daily housekeeping service, a physical inventory of your unit is taken regularly. So if anything is broken or missing, it will be replaced or repaired.

 

Is there a homeowner's association?

Yes. Hope Lake Lodge Owner's Association is governed by a volunteer Board of Directors who are owners as well; they uphold the Association's By-Laws, provide rules & regulations, administer the budget and hold the annual and budget meetings. Your monthly dues are allocated toward utilities, cable TV, trash removal, landscaping, replacement reserve, staff, capital improvements, and property tax administered by the Owner's Association.

 

Can I re-sell my quarter share?

Yes, your quarter share is a fully deeded property and can be sold like any other real estate. Hope Lake Lodge has an on-site Real Estate Sales office making it convenient and hassle free for you to resell your unit.

Where is smoking allowed within the Hope Lake Lodge property?

Smoking is allowed only in designated areas outdoors and not within the Lodge, Waterpark, or rooms at any time.
